Estate Surveyor’s input is a necessary requirement in property development

An Estate Surveyor and Valuer, ESV Festus Chidozie Egbulefu yesterday said an estate Surveyor’s input is a necessary requirement in property development.
Egbulefu, stated this yesterday in Abuja, emphasising that the rate at which property is being developed in Abuja is high due to the high influx of people into the city.
He said based on that high influx, properties are being developed in a hurry without due cognizance of building designs and finishing details.
He reiterated that an Estate Surveyor and Valuer’s skillful hand comes in as a professional who deals directly with the end user and knows what they want in properties.
Speaking further, he pointed out that the Estate Surveyor would advice the property developer on the way the property should be designed to achieve its highest and best use taking cognizance of room spaces and location of different facilities in the property.
“The location of where the property should be is also taken into cognizance.
For example, it is wrong to locate a residential building next to a local market or Petrol filling station.
“The Estate Surveyor will also do a proper due diligence on behalf of the property developer to ascertain the required land use of the land before he starts the development so as not to have a problem with the government authority on development control”.
He disclosed that to achieve high returns on investment by the developer, the Estate Surveyor and Valuer will advice the developer on the types of property that should be built on a particular area of choice.
“For example, building a bungalow in a high brow area will not yield you good returns on your investment”.
